Overview
Our roofing work covers repairs and roof works for the situations where cleaning or coating is not the right answer: the roof has a defect, and the defect needs fixing.
That includes slipped, cracked or missing slates and tiles, failed ridge and verge pointing, flashing and abutment detail, storm damage, and the associated rainwater and timber work around the roof edge.
We came to roofing from property maintenance, which shapes how we approach it: diagnose the actual cause of the water ingress, fix that, and tell you plainly whether you are looking at a repair or at a roof that is nearing the end of its life.
Finding where water actually enters a roof is a skill. Water travels, and the stain inside is frequently nowhere near the defect outside.
Roof work here is genuinely exposed height work. It needs proper access, the right fixings for wind uplift, and weather judgement about when to be up there.
You need an honest assessment of repair against replacement. We would rather tell you a roof has five years left than sell you a repair that will not see out the winter.
What It Costs To Ignore
A roof defect is the fastest-escalating problem a building has. Water entering through a single displaced slate does not stay in one place; it runs along battens and rafters, soaks insulation, wets ceilings and finds electrical services on its way through.
Wind makes it worse here. One slate lifted in a gale exposes the fixings of the ones around it, and the next gale takes several more. A small, cheap repair booked promptly is often the difference between a couple of slates and a whole slope.
The hidden costs are the ones that hurt: saturated insulation stops insulating, wet timber starts to decay, and internal finishes need replacing. By the time a ceiling is stained, the roof has usually been leaking for a good while.
Our Process
We examine the roof covering, flashings, ridge, verge, valleys and rainwater detail, along with the evidence inside where relevant.
We work out where the water is actually getting in rather than repairing the nearest visible symptom, and tell you straight whether it is a repair or a bigger job.
A firm price with the scope explained, including where opening up might reveal more so there are no surprises mid-job.
Access set up for the property and the weather, then the work carried out with materials and fixings suited to island exposure.
The repair is checked, the rainwater system is cleared of debris from the work, and we confirm water is going where it should.
Site cleared, waste taken away, and a clear account of what was done and anything you should keep an eye on.
Benefits
The one thing a roof has to do. Fixing the entry point stops the damage spreading inside.
We will tell you when a repair is good value and when it is money into a roof that is finished.
A slipped slate dealt with promptly is a short job. Left through a winter, it is not.
Materials and fixings chosen for exposed island conditions, not for a sheltered street.
Roofing, timber repair, gutters and cleaning handled by the same people, so nothing falls between trades.
We are based on Commercial Street in Lerwick and are not going anywhere at the end of the season.
In Detail
Water rarely enters directly above where it appears. It runs down the underside of a slate, along a batten, across a rafter and drops where the structure lets it, which can be metres from the defect.
So we look at the whole system: covering, laps, fixings, flashings, abutments, valleys and the rainwater goods. A surprising number of internal damp problems turn out to be an overflowing gutter or a failed downpipe rather than the roof covering at all, and it is worth knowing that before paying for roof work.
Wind uplift is the defining load on an island roof. Fixing specification, the condition of existing nails and the state of ridge and verge detail matter far more here than in sheltered locations.
Salt air attacks fixings and metalwork continuously, so corroded nails are a common underlying cause of slates slipping on otherwise sound roofs: nail sickness that shows up as one slate at a time over several winters.
Repair makes sense when the covering is generally sound and the defects are localised, which covers most of what we are asked to look at.
Replacement becomes the honest answer when slates are widely delaminating, fixings have failed across whole slopes, or repeated repairs are no longer holding. We will tell you when you have reached that point rather than taking money for another patch, and we will be equally clear if we think you have years left.
On homes the priority is usually stopping water ingress quickly and getting the building secure and dry.
On commercial, agricultural and let property, the priority adds up to access management, minimal disruption and clear reporting so owners can plan. Because the business grew out of property management, that reporting comes naturally to us.

Questions
It depends on the defect, the covering, the access and how much has to be opened up. We inspect, explain the scope and give you a clear price before starting. Estimates are free and carry no obligation.
Our office hours are Monday to Friday, 9am to 5pm. Call 01595 747045, tell us what is happening, and we will be honest about how soon we can get there rather than promising something we cannot deliver.
Call us and describe the damage. We will tell you straight away what we can do and when, and prioritise anything where the building is actively taking water.
Localised defects on a generally sound covering are a repair. Widespread delamination, failed fixings across slopes or repairs that no longer hold point to replacement. We give you our honest assessment after inspecting it.
Usually corroded fixings, nail sickness, which in salt air is common on older roofs. It shows up as one slate at a time, and it tells you something about the roof as a whole.
Yes. Flashing and abutment detail at stacks is one of the most common entry points we deal with, and mastic over the top of it is not a repair.
Many repairs are completed in a day. Larger works and anything needing significant access take longer, and island weather can move a date. We tell you the expected timescale when we price it.
Yes. We work across the Shetland Islands and Orkney from 68 Commercial Street in Lerwick.
Repair first if water is getting in. Otherwise a clean often comes first, because it exposes the true condition of the covering, and we can carry out any repairs we find while access is already in place.
